With no preconstruction phase and only two weeks between when it was awarded to Principal
Builders and the start of construction, a lot of work had to be done in 10 business days for construction to
start on time.

This included: creating the master schedule, obtaining insurance certificates, procurement of materials, getting building requirements and access, setting up an onsite office, developing and submitting shop drawings, submitting approvals, finalizing contracts from the client, finalizing pricing, assigning and setting-up subcontractors.
Several unique challenges also occurred well into the construction phase, including: drawings and plans for the restrooms had to be created, light fixture value engineering occurred, and the manufacturer for the high density files was changed, requiring reconfiguring and resubmitting the structural steel support.
This project was also LEED Certified so throughout the construction phase, a high level of documentation had to take place in order to qualify and be deemed environmentally responsible and a healthy place to live and work.
Principal Builders maintained extreme focus In order to appropriately manage this process and successfully meet the deadlines.
